What Insurance Coverage Does the Lease Require Tenants to Purchase?
typically a material damage policy protecting the building and leased fixtures/fittings. there's generally a Liability aspect included in there as well.

You may want to require from the Tenant or have the Owner purchase coverage to protect against contamination of the building. With an Urgent Care facility there exists the possibility of contamination of the property based on their operations. Depending on the services provided it could be a minimal exposure or a more sizable one. The amount of coverage needed will depend on the value of the property and potential cleanup costs.

I guess if you are really rich and love taking risk you might not want to buy insurance, but for the rest of us, we need it.

CamDurAmerica is correct. Your landlord is looking for you to have liability insurance in the event someone is injured on the premises. A general liability policy or if you are a qualifying small business, you can purchase a Business owners policy to cover this liability exposure. Tenant’s insurance is designed to cover your property. Your landlord is not concerned about your property, he’s concerned about his liability as he is the building owner and even though it may be your fault someone is injured on the premises, as the building owner, he can be brought into a suit also.
